Well Maintenance & Rehabilitation


Almost all wells undergo some natural decline in performance as the well ages. The rate at which well performance decline is different for each well as it is specific to the geological environment, water quality and well construction considerations. As a water well ages, the rate at which water may be pumped (commonly referred to as the well yield, flow or performance) tends to decrease, especially in wells that were not properly developed when first drilled.


A portion of the loss in well performance over time can often be attributed to the slow migration of fine particles from the aquifer toward the borehole and into the well screen. In some cases, the screen itself can become clogged. To prevent pump damage, the replacement of a deteriorating screen is frequently a good decision. There are several reasons for sediment plugging including:


  •     Improper well design (poor screen placement, slot design, etc.)
  •     Insufficient or no well development during the initial well construction
  •     Excessive sediment buildup preventing water recovery
  •     Screen and/or casing corrosion
  •     Over pumping of the well beyond its designed capacity


If your well begins to demonstrate the symptoms of poor performance, don’t delay in contacting a Huckson Well Technician . The sooner that they can inspect the well to find the problem and treat it, the more likely you are to have a successful water well rehabilitation.


Buying A New Home


A water inspection will ensure that the lake or well and all its components are in good working order at the time of inspection. Most real estate transactions require a minimum of water testing for potability but do not require an inspection for overall quality, chemistry and potential for long term disinfection.  An understanding of the overall condition of the well water production capabilities and water quality are valuable factors when deciding to purchase a home.  Issues such as poor taste / odour, hardness scaling, iron staining and organic colouring are major considerations for potential homeowners.
